📞 Cold Caller & Lead Specialist (REI) – Acquisitions-Savvy
📍 Location: Remote
🕒 Schedule: Full-time (with overlap in U.S. Eastern Time)
💰 Compensation: $6–$10/hour (DOE) + performance bonuses per deal
🎯 Role Overview
We’re hiring a Cold Caller & Lead Specialist who is strong on the phone and fluent in REI.
Your core mission:
- Build & manage targeted lead lists
- Make high-volume outbound calls
- Qualify motivation & gather key property info
- Book solid appointments for the acquisitions team
- When needed, run comps and present a data-based preliminary offer so we don’t lose motivated sellers between calls
You are not the “hard closer”, but you must understand numbers, motivation, and negotiation well enough to keep sellers engaged and move deals forward.
🧩 Key Responsibilities
📞 Cold Calling & Lead Conversion
- Make high-volume outbound calls (new + follow-up leads).
- Build rapport quickly, mirror seller tonality, and uncover motivation, timeline, condition, and price.
- Handle common objections and keep conversations moving toward either an offer or a clear next step.
- Set and confirm appointments for the acquisitions/owner to close the deal.
📊 Lead Sourcing & List Building
- Use tools like PropStream and/or BatchLeads to:
- Build lists based on specific criteria (e.g., vacant properties in Forsyth County, NC).
- Filter and clean data before uploading into the dialer.
- Upload and manage lists in Mojo Dialer (or similar dialer).
🏠 Comps, ARV & Offer Support
- Pull basic comps (ARV) and estimate repair ranges to support MAO-based offers.
- When needed, present a preliminary offer range on the call (or after a brief pause to run numbers) so we don’t lose hot leads.
- Document your analysis so the acquisitions team can quickly pick up where you left off.
📂 Pipeline & Follow-Up Management
- Log all calls, notes, seller details, objections, and status updates in Google Sheets / CRM.
- Execute structured follow-up sequences so no warm opportunity is left behind.
- Keep the owner clearly informed on lead quality, pipeline status, and list performance.
🤝 Team Collaboration & Growth
- Work closely with the owner/acquisitions to align on buy box, offer ranges, and lead quality.
- Bring feedback from calls (objections, patterns, list performance) to continuously improve the approach.
- Think long term: help build a predictable pipeline and be part of the company’s growth.
✅ Must-Haves
- 🏘️ Real Estate Investing (REI) experience is mandatory – wholesaling, fix & flip, wholetail, etc.
- 📞 Proven cold calling experience talking directly to U.S. sellers.
- 📈 Hands-on experience with comps, ARV, and MAO (you know what these are and have used them in real deals).
- 🛠️ Tools you should already know or ramp up quickly on:
- Mojo Dialer (or similar multi-line dialer)
- PropStream and/or BatchLeads
- Google Sheets (or Excel)
- 🗣️ Fluent English with a clear, professional, and friendly phone presence.
- 🎯 Strong listener, able to mirror tonality and adapt your communication style to different sellers.
- 📌 Reliable, organized, and disciplined with follow-ups and documentation.
✨ Nice to Have
- Experience using Zillow, Realtor, Trulia, etc. for quick comps.
- Previous work supporting U.S.-based acquisitions teams in REI.
- Experience doing both cold calling + light acquisitions support (offers, basic negotiations).
